The Building Process

Building Process

How do you start? Do I need land first, or plans, or a builder?

This is a question that everyone who is considering custom building asks.  We have created a seamless process that bridges the gap between the complexity of custom building and the repetitive nature of production building.  We have homesites or lots available in several premier communities around Waco, customizable floorplans, and can set a fixed price at contract.  RDH is the best place to start.

Do I need a realtor?

Given our proven process, some clients enjoy the direct contact throughout the process that we offer here at RDH, however, we are more than happy to include a realtor in the contract.

How long does it take to build a house?

Building a home is a process that can vary greatly depending on a variety of factors, such as the size and complexity of the home, the availability of materials and labor and the permitting process.  On average, building with RDH is 8-10 months from the time of construction starting.  Weather, labor availability and material delays can also affect the timeline.

Can I make changes along the way?

Changes are allowed along the way under certain guidelines.  There will be a point where making changes could incur additional costs. Our design consultant will review with you the construction schedule and will point out specific times when changes can not be made.

Who will be my point of contact during the build?

Our Director of Sales and Marketing will guide you through each step of the process.  You will have the opportunity to work with or Director of Design and Construction Superintendents at different stages, but your primary contact will always be the Director of Sales.

Can I order my own allowance items?

With our trusted relationships with Vendors from around the community we have built a design studio right here in our Model.  We advise our clients to work directly with our Design and Purchasing Director to ensure they get the proper material and the best delivery.

Financing

Financing the Build

What is the benefit of using your preferred lender?

We pride ourselves on a strong work ethic, along with outstanding customer service and value for our customers. That’s why the partnership between RDH our preferred lender is a perfect match. This collaboration, which combines the power of RDH with financial resources, provides you with a wide array of mortgage services and a smooth transaction from start to close.  Additionally, some in-house credits will be granted when the preferred lender is used.

Do I need a pre-qualification letter to get started?

A pre-qualification letter is a great way to get started on finding a home so you know your purchasing power but it is not required for an initial visit.

How much funding is needed up front?

We ask for a small initial deposit of just $10,000. In most cases, this is the only deposit required.
