Meet with a builder. We hope you pick us (of course!) but now that you know what you want and what you want to spend, it's time to sit down with a builder. Go over your budget and your "must haves" and your "wish list" to see what your options are and make sure you are ready to move onto Step 4.
Pick a floorplan. You know your budget, what you want to acheive, and that it's possible to get those things and stay in budget. When you are deciding on a floorplan, you have multiple choices. You can have home plans drawn up by a local draftsman/architect, who will create something from scratch. Or, if one of our existing floorplans meets your needs, we can use that plan as it exists or even modify in almost any way (add/subtract square footage, move walls, add rooms, change the front elevation, etc) to get it exactly how you want and make sure it will fit on your lot!
Think through your "Must Haves" and "Wish List." You probably already have an idea of what you want to build but it's always good to think through everything you really need in your home and then a "wish list" of additional things you'd like to try to accomplish. In particular, focus on items such as: number of bedrooms, number of bathrooms, general layout (open floorplan or more segregated), garage placement and size, as well as any additional rooms you may want (such as a gameroom or office). This will make Step 3 a smoother process!
Establish a budget and get pre-qualified. Since you already own the property, the process of building a custom home is different than buying one of our homes that is already under construction. You'll want to meet with a trusted financial advisor or banker that can walk you through the process and help you determine a budget.
Finalize budget, sign contract, and complete financing. Once you've got your plans how you want them, we will give you a formal bid of exactly what it will cost to build your home. We can do this a number of different ways (Fixed Price, Cost-Plus) which we can walk through with you. Once we've agreed on a price, we'll work up a contract to build your home! After a contract is signed, you'll want to take it to your financial advisor/banker and complete the financing.
You've bought the perfect tract of land - whether it's in a subdivision or acreage out in the country. Now you're ready to build your dream home. At Russ Davis Homes, we believe that a builder should treat the design and construction of your new home with the same level of detail as their own. Whether you want to modify one of our existing plans to fit your site or have us build something you've designed, we can do it!
Final walk-through. As your new home is nearing completion, we'll do a final walk-through. We'll have walked the home with you regularly during construction (and we hope you walk it on your own as well!) but this final walk-through will allow us to address any final concerns or questions you may have before you move in!
Off to the races BUT with regular communication and meetings! After financing is completed, we'll start building your home! We'll have selections that you make throughout the homebuilding process (some right from the start and some as we go) so that we get everything exactly how you want it and stay on budget. We strive to keep communication open throughout the process. Regular, open communication as well as regular meetings at the home site eliminates surprises, addresses concerns early, and prevents cost overruns and delays.
